Frequently asked questions
Short, direct answers about buying, leasing and reselling Elan properties. If yours is not here, ask us.
General
How do I verify a project's approvals myself?
Search the Haryana RERA website for the project or its registration number. You will see the promoter, licensed area, approved plans and the committed completion date. We will happily walk through it with you on a call.
Do you handle home loans?
We are not a lender and we do not take a cut from one. We can introduce you to banks and housing finance companies active in a given project and tell you which ones have already approved it, so your paperwork moves faster.
What happens to the details I submit?
They go to our advisors so we can respond to your enquiry, and they are stored in our own system. We do not sell them. You can ask us to delete them at any time. Our privacy policy explains this in full.
Buying and new launches
Are you the official Elan Group website?
No. We are an independent channel partner. We advise buyers and tenants on Elan Group projects and are paid by the developer or the owner when a transaction completes, at no extra cost to you. For the developer's own announcements, visit Elan Group directly.
Do I pay you anything?
No. Our fee comes from the developer or the unit owner on a completed transaction. You pay the same price you would pay walking into the sales office, with the difference that we can compare projects and owners on your behalf.
Why do your project pages not show prices?
Because prices in these projects change with inventory, floor, and the developer's current scheme, and a stale figure on a web page is worse than no figure. We quote the current rate in writing when you ask, and tell you what it includes.
Can you arrange a site visit?
Yes, on weekdays or weekends. Tell us which projects you want to see and roughly when, and we will confirm a slot. For under-construction projects we will also tell you honestly what there is to see at the current stage.
Renting and leasing
What deposit and maintenance should I expect on a lease?
It varies by project, unit and owner, so we will not invent a number. When you enquire we share the actual terms the owner has quoted, including deposit, common area maintenance and any lock-in.
Can you help me let out a unit I own?
Yes. Send us the unit details and we will tell you what comparable spaces are leasing for, what fit-out state usually lets fastest, and handle viewings.
Resale
Is a resale unit more expensive than buying from the developer?
Sometimes, sometimes less. A resale seller sets their own asking price and may be motivated to move quickly, but you also pay transfer charges and stamp duty on the current value. We will compare a specific resale unit against the developer's current rate for you.
What charges apply when a unit is transferred?
Most developers levy a transfer or nomination fee, and stamp duty and registration charges apply on the deed. The exact amounts depend on the project and the value, so we confirm them with the developer before you commit.
