Every registered project in Haryana has a public RERA page listing the promoter, the approved plans and the committed completion date. Checking it takes about ten minutes and it is the single most useful thing you can do before paying a booking amount.
Before you transfer a booking amount, you can verify most of what a sales pitch tells you on the Haryana Real Estate Regulatory Authority website. It is free and public.
What the RERA registration actually tells you
A registration entry names the promoter company, lists the licensed land area, the approved building plans, the number of units, and the date the promoter has committed to for completion. If a project is being marketed without a registration number, ask why.
How to check
- Search the Haryana RERA site for the project name, or for the registration number quoted in the advertisement.
- Confirm that the promoter name on the certificate matches the company you are being asked to pay.
- Compare the committed completion date with what you have been told verbally.
- Check the approved area and unit count against the brochure.
Questions worth asking after you have read it
Ask for the payment plan in writing, the current construction stage, and what is included in the quoted rate: floor rise, preferential location charges, parking, club membership, and the treatment of GST and stamp duty. Ask which of these are refundable if the project is delayed.
If something does not match
A mismatch is not always bad faith; registrations are amended and phases are added. But it is a reasonable thing to ask about, and a straight answer should be easy to get. We will pull up the registration with you on a call if that is easier.
